I have a purchase contract to buy a property in Ohio. The seller died before the closing. Now I'm waiting for his estate to be settled. The contract says it is binding on the seller, his heirs, and his estate. But what are my rights now? I still want to buy the property. Is there anything I should be doing to protect my interests?

Your rights as Buyer remain the same. Hire an attorney to file action in Probate for Court approval to close on the sale.

Is there a time frame for filing this petition for approval of sale? I spoke to one attorney and he advised me to wait until the judge made a ruling.
