Hello,

I've got a bit of a problem and I'm not sure how to handle it.
I just got an offer on a property that I've got listed and after a few back and forth offers the sellers finally accepted. Well I had to go to the property the night the paper work was signed and I noticed that the refrigerator and stove had been replaced with inferior models . The next morning the buyer's agent walks through the home with a home inspector and much to my surprise I didn't get an irate phone call from him. So my question is what should I do, I know the seller will be extremely difficult to deal with and probably will resist any attempt to get him to switch everything back. On one hand I could call the seller right away and try to get him to correct this problem, which being that I'm the instigator here I worry about creating an adversarial relationship between me and the seller. Or I can wait until the inevitable call comes from the buyer's agent and then approach the seller hopefully without the adversarial relationship effect. Any thoughts.....

Perhaps an addendum to the contract for cash back at closing to the buyer for the difference in value between applicances? I was the buyer in similar circumstances and this was how it was worked out. It was my second home, and I had planned on a remodel anyway.
