seller won't finish the deal

Purchase of a small business, made payments for two years and am now ready to pay off and close the deal. The problem is the seller won't show at the title company to sign over the deed and take her pay off. In the contract it states she has 10 days after we notify her of the payoff to produce a clear deed and settle up the paper work.
My question is, what is the first thing we need to do to get things started if she insists on stalling us. There is a lot more going on here and we are in a hurry to get the deed in our name.

The SUBJECT was not real estate, it was someone not fullfilling their end of a CONTRACT. But I will try posting it there and see if it makes a difference.
