We recently had to cancel an escrow as the house we were purchasing did not appraise. The sellers are now unwilling to release our deposit of three thousand dollars and we are unsure of what steps to take next.

**A: read your contract for the explicit contingencies that allow you to terminate and get your deposit refunded. Where is your Realtor?

There are two contingencies, one is the appraisal contingency and the other is the contingency that if the loan did not fund the deal would be terminated. Our realtor has not been very helpful.
