My brother and I own a house together. I am the owner and my brother the co-owner. My brother moved himself in and is just living there. It was bought as a investment. Now, he is living there for free and now, I just want to sell it. Can I sell the house without him signing? Can I force the sale? Can I sell my half? Can the new owners, make him pay rent on their part of the ownership? I need some real help and I have idea how to proceed with it. I appreciate everyones help. Thanks!

You can't sell it without him signing anything.

Research "Partition action".

And he should be paying the partnership/LLC market rents, applied toward his half share of any profits.

Isn't he paying his half of the mortgage?
Have you asked him to buy your share of the house?
