What is the name of your state? CA

we are selling a mobile home to someone and they are paying cash. we are on the property tax roles. my question is, do we have to go through escrow? we are doing this by ourselves. any advice? thank you!:

**A: is there land involved? And why would you want to do a fsbo? Haven't you read the fsbo mess-ups on this website?
