selling a mobile home in CA

What is the name of your state? CA

We are selling our mobile home for cash. The buyer agreed to pay us in full upon close of escrow on the home she was selling. Because of her circumstances as well as our own we agreed to let her move into the home before sale was completed. We never asked her for deposit or rent(we know her). We gave her a bill of sale with a statment on the bottom stating that upon close of escrow she would pay us what was owed. She signed and agreed. She has mentioned the fact that she may not pay us in full until she gets the title. We are having the title mailed to her directly, (also agreed upon). What rights do we have if any if she refuses to pay. :confused:
