Selling home to non-resident

Can an alien resident sell his townhome to a foreigner who is not living in US? If yes what documents would be needed to start the process? Thank you in advance for any response.

There is no reason a citizen of another nation cannot purchase property in the USA , having property here does not give non citizens a right to reside in the USA. Many non citizens own property in the USA , look at all the commercial real estate owned by non citizens or investment groups outside of the country.
