What is the name of your state? Maryland

Need to sell my second home. Due to the past year tragedies, relocation to MD has been impossible. Purchased home in MD, signed contract with builder in May 01 closed in Dec 2001. Currently live in NY. Cannot find employee in MD after all these Financial scandals and major layoffs and company bankruptcys. What tax penalties will I have? Can a prorated exemption be claimed as an "unforeseen circumstance". Will the broker fees and closing cost (do seller have closing costs?) be deducted from gains, if any? :(
