We recently purchased a home listed as 1800 sq. ft. About a month after closing we received a copy of the appraisal listing the home as only being 1640 sq. ft.

As a result, we feel the seller/broker should refund the cost of the sq. ft. not delivered in the sales contract.

Is there legal support for our thinking? If yes, who should we contact first?

I don't think that 160 square feet is a material defect in your house. Typically the listing just gives an estimate based on the length and width of the outside of the house; the appraisal which the lender probably relied upon would give a more exact measurement because that looks at the square footage of the inside of the house. You could talk to your broker about it and see what she/he says but I don't think you are going to get anywhere with this complaint.
