signed a deed with ex-fiance

i sold my house in Austin and signed a deed with my fiance to buy a house together. he has since moved out in about a years time. i have been in the house about 2 1/2 yrs solely paying the mortgage on my own. initially i put 30 thousand of my own money for the down payment on the house. how can i be sure that he will not try to take this all away from me?
