I am divorced with kids. I need to move out of my mother's house but do not want to go to apartments. I want to buy a house but cannot afford a large payment monthly. Also could use help with a down payment. Are there programs to help?

I don't know of any programs for people in your situation. That is not to say there aren't. Of course if you are a veteran, you may be able to use your veterans benefits. Or, you may be able to find something for single parents by visiting support groups on the net. However, I have heard that more lenders are marketing programs for people who can't make a large down payment, etc. So, I would look on the Internet for various lender's programs. You may also try going to WWW.Priceline.com and tell them what amount you would be willing to put down for a loan. They do real estate loans now.
