Sister and I inherited house, she wont share it

What is the name of your state? California

My mother left my sister and I her house. We were given an equal share. She was living with my mom until she died. She was paying rent at the time, as well. I'd like to either sell the house, or rent it out. She won't move out, nor will she pay rent, nor is she willing to buy me out. What options do I have? She hasnt' purchased home owners insurance, and I feel I'm leaving myself open to a lot of risk. I have my own mortgage, I can't afford to buy insurance for this home.

Has the estate been probated and the deed changed to you and your squibbling? If so, partition.
