What is the name of your state (only U.S. law)? Pennsylvania

My & neighbor's house are less than 9 feet apart. There is a small section of their property that is only accessible from my property (because of a railing). I have maintained this section (approx. 5' W X 10' L) since purchasing the property (from them) 15 years ago. A continuous fence encompasses my yard & this small section of theirs. I want to upgrade the fence. They are elderly...very, & will not share in the cost but have no opposition either. There is a section of shared retaining wall that is involved with this also. Should (& can there be) some document of agreement in regard to this little area or, should I just install a new section of fence that would define the property line for any possible future change in ownership of either property?
