Don't get side tracked with a beef with the title company.
Bingo .. that was spot on advice .. Thank you.

I refocused on the issue. The lawyer came in with an estimate of $2500 which got me thinking. I called the buyer up and we met at IHOP. I simply explained to him that I can foreclose and he gets nothing back on the $10k he has in the property. I put it right to him, "how much for you to sign off on the property" .. he said $4k, I said $1k.. We settled on $2k. I had already been to the recorder and confirmed no liens or attachments yesterday afternoon and had all the forms printed and filled out. Hit the notary at the bank, right to the recorders office and the property is back in my name.

Happy holidays to all and family on the forum … Thank you
