What is the name of your state (only U.S. law)? Texas

I recently sold a website via a third party website around late April 2008 in which I was legally binded to close the deal with a buyer. During this time, communication with the buyer fell off and it was very hard for me to try and communicate with him. The buyer travels throughout Thailand, but lives in Ontario where his business is located. No money has been exchanged and no contract has been signed, although he gave me a purchase agreement to sign a while back (never signed).

I am frustrated because I want to close the deal and it has been long enough. The last time I spoke to him was about a week ago and he told me to fax the contract to his "parent's" house. I tried to fax and it wouln't go through. I'm tired of playing games and I want to know whether there could be any type of legal ramifications if I were to just tell him to "go away and I'll sell the site to someone else".

I actually don't mind not selling the website, I'd prefer to keep it.
