What is the name of your state (only U.S. law)? tx

A gentleman has about 5.6 acres of land that he obtained when another individual did not pay taxes. He has a quit claim deed. This land is split by a blacktop road. He is willing to sell me 2.8 acres. He does not want to spend anything, but I would assume, at a minimum, that a survey would have to be done (to split the land) and then someone would have to write up two new deeds. How would I initiate this? Can a law office draw up the new deeds? Or would I call a surveyor first? Thank you.What is the name of your state (only U.S. law)?

What does the title insurance show as to the legal description? Is it platted? Lot and block? CSM? If so is it a single parcel or comprised of more than one lot or parcel? Did you even GET any title insurance?

If you are going to spend ANY money acquiring this land, which includes division costs, get title insurance. You cannot know if he holds good title.
