we signed a contract on 5/2/01 and closed 5/11/01 at 3 p.m. buyer had whole house inspection. two hvac/ac inspections. asked for repairs. we performed said repairs. buyer did not show for final walkthrough went straight to closing. realtor came to house 10 min. before closing we showed her all repairs. one faucet could not be done that day. at closing we made full disclosure about faucet paid buyer maximum amount as stipulated in contract for mechanical repairs. after closing, buyer & realtor examined house. realtor told us cleaning and repairs were done to buyers satisfaction. on 5/14 we get call from realtor sprinkler valve leaking gushing water into manhole for city! broken valve needs replaced. we had shown realtor 5 minutes before closing how sprinkler worked and ran it(we did not need to touch valve as it was turned on for the season). no problems then. can new buyer take legal action or demand payment for repairs after closing? this valve is 7 - 8 feet underground (and can be seen by looking down pipe) realtor could not detect gushing water at 6pm 5/11 when she removed her sign not 2 feet away from said leak.
