we had a rent to own agreement with a couple on a commercial
building. we had to fight each month to collect the payment.
about a month after moving in they claimed damage to two
heat pumps that would be covered by insurance. they were to
have us listed on the policy as additional interest but did
not. after threatening to evict them they finally moved out.
not only did they owe us several months rent they also
removed the two air conditioning units. we filed a police
report and have filed in small claims. what happens now? do
we have a good case? what documentation do we need to take to court and should we take an attorney? thanks

Wow. This is like asking you if you like the wallpaper in my office!!!

Without knowing the FULL facts of your case (reviewing the lease agreement, payments, history, etc. which is FAR beyond the scope of this forum) NONE of us can answer your question, "do we have a good case?".

But, let me offer the following....
If it is as you state, and they breached the lease and/or took your property when they vacated, you have a good chance of winning in court to recover your damages.

Whether you need an attorney or not is entirely up to you and your ability to present your case within the allowances of your states rules and procedures.

And you should take ALL the documentation to court. After all, you have no idea what they might claim and you want to be prepared.

Now, for the best FREE advice you will ever receive... go to your local library or bookstore and get a book titled something like "How to win in court". Here is one from Barnes and Noble:
