we recently purchase a home in December. the previous owner stated that one of the tennants refuse to pay rent since october of 2000, claiming that repairs(minor) needed to be made. is there anyway that we can give this tennant a notice to quit,(because we do not want any future problems with this tennant. She was taken to court by the previous owner for stealing her mail but it was not proven.) we feel that she is just using those repair request as an excuse not to pay, although we are going to make the repairs but we have a feeling that this tennant is going to find another excuse not to pay. We just don't want to deal with it. so do we have the right to give a notice to quit with out giving an explaination. I am not able to find the Mass. laws on this. your reply would be greatly appreciated.

UH DUH you are landlords now........do you get that?

Monday go to the courthouse and see what you can do....

Also you can hire a L/T lawyer, remember legal expenses are tax deductable on a rental property.

Does she have a lease? And why did you buy the place with a bad tenant there? you should have delayed the closing pending eviction of the tenant.

UH DUH you are landlords......start acting like it.
