Possibly Out on streets

Guest
hennepin county, minnesota. my apartment has experienced structural damage due to a leaking roof and improperly installed windows which is causing safety and health issues.
Safety because the walls are saturated with water due and it is seeping through the walls all around electrical outlets because of the improperly installed windows. Health issues are the result because all of this water is causing mold and mildew growth coing out of the walls. my landlord has given me two options: 1. live in the apartment while the renovation takes place (the repairs are expected to take over 1 month or 2. move out and be absolved of my lease without penalty. my question to you is--- what are my rights? is my landlord required to provide temporary housing while the repairs take place. there is 8 months left of my lease. my landlord has given me 5 days to decide what i want to do. i have until 3/12.
