lived in manufacured home park, home payment kept going up, lot rent up every year. i beacame ill and had to leave my job, we gave up our home and moved. we did not pay that months lot rent. needed every penny to move. rec'd 72 hour eviction dated 6 days after we were gone, now i have a summons to appear. complaint "forcible entry and unlawful detainer" the lending institution has already taken possesion of home. what does this mean? what happens if we don't appear?

I don't know about mobile home law, or even what state you are in, but my guess is:

Either you didn't leave when you said you did;

you didn't give notice that you were leaving;

somehow, whoever issued the notice thought you were still there when they issued the notice.

It is a bad idea not to appear.

Before you even think of showing up, you probably have to prepare and file an answer to the suit that was filed. You probably need an attorney for that. In your answer, if you say that you were out by the date of the notice (actually date of the filing) and you are able to prove that, you should be OK. The attorney can probably negotiate their dropping the suit in exchange for you paying all that you owe, back rent plus damage + attorney fees and court costs.
