Does anyone know that if a landlord is going from supplying trash pick up to not supplying trash pick up if he can dictate what company, and what trash containers we can use? I dont feel that he can seeings how it will be our money paying for the trash removal. Sorry-I am about to become a fixed term lease as of July 1st--we have been month to month. This is a new owner who took over in November-he has been recycling he trash from the dumpster but he does not want to have to do it in the winter time because of the cold so now we have to provide trash pick up. He doesnt want a dumpster however we all want a dumpster because it is cheapest. We have had a dumpster the whole 3 years that I have lived here. He is also wanting to take our garbage disposals out and put them on a stand and then we will keep it wherever we want to and them run the disposal and put the remains in a bucket and throw them outside--we live in the "country".

There is no logic to LL telling you whom you must use. BUT check on all the local haulers and the rates they charge and see for your self how they compare. In other instances of utility fees I see no way a LL could force you to for example buy your phone service from Qwest if you were required to have a phone line that a water meter reader device could use to call in billing info monthly ,if you thought that MCI had a better rate. YOU failed to mention if your a month to month renter or on a fixed term lease. If you get a whole new lease that only says that trash collection is no longer covered AS long as your able to prove with current billing statements at any time That you indeed do have trash collection service you could take a chance that a court would agree with you that you are indeed taking care of the matter wether you use trash hauler that LL wanted or not.

Depends on several factors.
First, if there is only one approved or authorized service for that address, yes the landlord can specify service/source.
