Tenant can't pay!

The tenant moved in on March 18, at this time he was short $537 on the security. (I know this was MY mistake) I allowed him to move in & it's in the lease agreement that he had until May 1 to pay the balance. He told me today that there was a payroll mishap & he doesn't have the money. He wanted until the end of the month......what are my options at this point?

I think your best option at this point would be to begin the eviction process for violation of the lease agreement.

I think you need to start pulling credit reports and FICO scores. Otherwise, you will be in the same boat with your new tenants.

Bon what you want to do is draw up a letter stating that it is a limited power of attorney where _Name_ ________ in a eviction matter pertaining to property at _____________________________ for a term of ninety days begining on _____________ a( your name , address, contact info ) - (signature ___________________________) and sign it in front of a notary with your ID in hand . send it to your father and have your father take it to the clerk of the court in the county the rental is in and see if this will be acceptable for your father to start to evict for you ,
if it is not okay then your limited to hiring a atty who specializes in evictions in the community the property is in and getting the tenant to pay up or out. (90 days should be more than enough time to get this settled and then it will just expire on its own ) If your father is not up for doing this then still hire it out to a attorney.
