My tenant sent me written notice on June 5, 2000 of her intent to vacate on June 30. She has not moved all of her belongings out.
What legal recourse do I have. Can I charge her a daily amount until she removes her belongings? Can I have them removed? I have others interested in renting the property. I am from Pennsylvania.

Has she turned in the keys? Is yes, she's abandoned the stuff & you can put it on the nearest street corner for her to pick up. If she can beat the passing cars to it. If she hasn't given you the keys, she remains in possession of the apt as a holdover tenant & you can evict her, charge her rent for all of July + court costs + attorney fees. Then you get to deduct the cost of hauling away her stuff from the damage deposit. If you rent the place in July, you have to credit her with the rent you collect from the new Ts.

Make sure you send T an itemized list of all damages & deductions from the security deposit by July 30.
