A young man signed a 1 year lease on a house I have for rent(from March 8, 2004thru March 8, 2005) He called me Jan 31st to tell me that he would be moving out the following week (rent was coming up due on Feb 8th). He asked about his security deposit. I told him that I would apply it towards the last month's rent, but if I were able to rent it before the month were up, I would return funds for the days that the new tenant paid for during the final month-assuming that he cleaned it up appropriately. I asked him to call me when he was ready to meet at the home and have me check over the condition.
Rent was $450 if paid on or before the due date and the security deposit was $500. Here it is Feb 8th and he has not called for me to meet with him to check out the condition of the home and get the keys. What do I need to do? Should I keep the deposit as the final month's rent? What options do I have if he leaves the place in a mess?
He provided a potntial tenant-but I ran their credit and they had absolutley none(they were teenagers) and the rent was more than 35% of their combined incomes. I have an ad coming out in the local shopper next week. Have I done everything that I was supposed to? Thank you!
