Tenant moved out with 1year left on lease

A commercial tennant in Pennsylvania made a midnight move with 12 months left on lease... No notification... Left trash and broken furniture in office..Basically abandonded the property leaving the door open... Can they be held responsible for the balance of the lease as they signed it personally not as a business? What rights do I have?

Sue them, if you can find them, and if you have any hope of collecting anything from them.

Presumeably, you have some security deposit that you can use to offset some of what they owe.
