tenant moving out early and wanting pro rated rent money back

i had a guy renting a room in my house in oklahoma. i gave him 30 days notice that he had to move out at then end of the 30 days. he moved out on his own 2 days later and now he says that he wants a pro rated amount of his rent money back. do i have to pay him any money since he vacated the residence early on his own?? and if i dont, where could i find that in a law or statue at? thanks

Look Legally you have to give him ZERO.......but just to get this asssshole off your back, give him the money and make him sign a release stating that you are giving back his sucurity as full paymnet for all debts and damages...during his tenancy... Then he cant sue you for anything....

SO the question is.....do you want him bothering or maybe suing you?

he never payed me a security deposit and there is some minor damage around the house caused by him..

Then dedcuct the damages from the rent and give him back the difference.

You could lose a lot more money and time and aggrivation if you dont give him back his money....If the damages are not bad, forget about it....

Its not right, but its practical.

I have a few questions concerning this before I advise you under the Oklahoma landlord/tenant act.
1)Did you give him a 30 notice to move or a 30 day eviction notice?
2)When he paid rent, had he already been given the notice?
3)Can you prove that the minor damages was made by him?
4)Do you own or rent the house?

1)i gave him 30 days to move out
2) he didnt have the notice when he payed rent. he was notified about 10 days later
3) yes i can prove the damages
4) i own the house
