Tenant not paying rent

I had my condo for rent and showed it to someone in March, they liked it and signed a one year lease that would start on April 1st.

I wasn't done cleaning the condo until the 1st of April so I told them that they only had to pay 3/4 of the April rent because I wasnt done cleaning until the 1st. I reminded the tenant in the middle of the month what they had to pay. The tenant didn't move in until the last week of April.

As of May 7 I haven't heard from them and also haven't received any rent for April or May.

Can I have the tenant evicted and also can I take them to small claims court to collect unpaid rent? Any advice would be helpfull.
