Tenant not returning our calls

What is the name of your state?CA

We live in Oregon and have a rental in CA. We have been trying to get a hold of our tenants for at least 3 weeks now and have left at least 6 messages. They have not called us back. What should we do? We are not the kind of landlords that bug our tenants. We have never initiated a call to them, but they were calling practically on a weekly basis to complain about different things (i.e. a lightbulb out) in a completely remodeled home. Now we are trying to get a hold of them and they will not call us back. Any thoughts of what we should do?

Do everything in writing.

Really, you should always have any correspondence in writing. If you send it Certified mail, return receipt requested that way you can prove they received it. Or if they don't/won't sign for it you at least have record that you attempted to send them whatever it is in writing.

Now don't get me wrong. I have plenty of interactions with tenants that are not in writing, but the minute anything approached problem status it just best for everyone involved if you have written communication.

We're calling because

They had an issue with Yellow Jackets that they asked us to take care of and threatened to cancel their lease while we were discussing who would/should take of it. Long story, but the Homeowner's Association said they were taking care of it. The reason we want to talk to them is a) to find out if it was taken care of and b) offer them out of their lease with no penalty.
 
If you're offering them a way out of their lease

you DEFINITELY should get it in writing and make them sign it. Make the offer with all stipulations including applicable dates, that they leave the property in the condition they found it, etc, etc.

Do you have anyone locally who would act on your behalf and deliver the document in person and get a signature?

Verbal agreements are rarely enforcable.
