i live in the state of arizona in a rv park that also has park model units, one of which we live in. can the landlord
draft a lease agreement that claims he can evict without cause? this contradicts arizona statutes but would like to make sure. we also constructed a partition that was professionally done in january 1998. a statute came out in april 2000, with certain conditions that must be met before constructing new appurtenances. does not the grandfather ruling take effect in a case like this? the landlord is trying to get us to take it down after giving permission in
1998.

the landlord is threatening to evict us if we don't take down the partition that is covered under the grandfather clause. from the answer you gave to my previous question,
can he do this? also, even if he did have any grounds, was he not supposed to put something in writing 90 days in advance? he has not done so. whenever we ask him to put something in writing, he refuses and says as the owner
he does not have to. ?

Everything has to be in writing! so let him try and evict you in court by not writing anything down......

to make sure i understand the answer to my initial question,
can a lease agreement be drafted stating the landlord can evict without cause?

also, the landlord has implemented this new lease agreement
without giving any of the tenants in the RV park any written
notice. can he do this? to top it off, they are doing this selectively. some tenants that have renewed were able to renew under the old procedure of paying their annual and getting a receipt. others like ourselves are being asked to sign the agreement. can they pick and choose who they decide
to give the agreement to?

to clarify further, the landlord is threatening to not renew our lease and evict us unless we take down the partition as mentioned in an earlier question. can he do this? he is not
threatening any other tenants to take down their partitions. they were all constructed prior to the april 2000 statute, yet we are the only ones asked to take ours down.
there is no uniformity at all in the park. there are many 'appurtenances' in the park that are more elaborate than ours, but the point is, they are all appurtenances. the landlord is singling us out.

in a related question, can a landlord legally evict on the day after due date? or does it revert to the 10th day after due date that is stated in park rules with a 5% late fee?

Without knowing Arizona RVPark law, I would guess that if you do not go along with him, he will not have to renew your lease.
