Tenant running a business out of a residentially zoned home

What is the name of your state? Pennsylvania

I have a tenant/buyer who, I recently found out, is running a wholesale distribution business out of the basement of the home.
This home is zoned for residential only.
This isn't a "home based business" in which he's the only one doing business.
This guy has employees coming in and working full 6 to 8 hour shifts

Who would I speak to about this? I want to make sure I have all of my facts straight before I approach him about this.

You will need to read your states LL/T laws to see if running a business out of a residential unit is legal...

What does your lease state about this?

Running a home based business is legal, however, running a business where employees come and go isnt legal for residentially zoned homes.
Especially if the owner of the business doesnt have the proper insurance, which he doesnt.
So, if one of his employees falls on the steps or something there, im responcible..

If you know this already, and can cite the acutal clause/statute, than you need to talk to a lawyer to commence legal action against the tenant...

You need to register your complaint with the local governing agency that would enforce zoning ordinances.

Unless your agreement with the tenant precludes such actions, the LL/T laws may not be of great help to you unless you have something in your agreement that is being violated.

Now if you are looking for a way to dump this tenant/buyer, this may be the route IF you have something in your agreement that specifically prohibits illegal activity by the tenant/buyer. Obviously there is too little info to make any call on this from the info provided.
