Oregon,rental house 4+ years, third renter. Carpet in living room spotted. Tenant would like new carpet with increase of $50 in rent on new lease. Concern is old carpet could possibly be making husband sick(liver & kidney problems). Good Tenants. Can tenant come back years away whether I lease to them or not due to husbands illness, for any kind of damages. What are my rights as a landlord?

A few particulars that I did not mention. These tenants accepted the house in condition it was in and signed a lease. Husband has been ill for several years. They have a dog that they allow in the house, and when I picked up the rent this winter, they had wood stacked in the living room area (has a fireplace). They have also chopped wood on the hearth, which I am going to have to replace and charge them as it has been majorly damaged. If I put new carpet in, can I restrict the dog to be outside by making an ammendment to the lease? Also, they could come back to me after the carpet and say the paint is making him sick. Whether they would or not is a mute point. Is this lease more problems than it is worth? They are other than this fairly good tenants, pay the rent on time, and only call with landlord issues.

They could come back years later and say that they got sick and died from lead paint on the walls.

You don't know how to make decisions, do you?
