Connecticut, My Tenant who has been at our Condo (8 years) has called me a few minutes ago letting me know he is moving out before the 1th of March. I told him he is supposed to let me know at least a month in advance. I want to keep his security deposit plus interest, can i do that? His contract expires the end of June. I don't want to give him trouble but It's not fair to me.
By the way he had a slight stroke last year but has been fne since though he wants to move in with his son because of that he says

Hi there: First: Stop all verbal communications and go straight to Certifiec Mail w/ RRR. Also sen via regular mail.


In this new letter tell them of the arrangement/lease [and check CT law] that they must provide 30 ddays notice before vacating.

If they wanna leave they are going to go. Again, checking CT. laww you are very likely entitled to keep AT LEAST the month of March and you could sue for the rest of tthe term of the lease.

Again, cheecking CT. law for Security Deposit rules, you willdo a move out inspection after they have returned possession [by returning the keys]] you must do a move out inspection and then compute damages [if any] that are more than wear & tear.

The rent after the month of March you will likely have to make a good fath attempt to re-rent.

If I were you I would make them an OIC [offer in compromise, where they paay 2 months rent to vacate without you keeping the deposit as rent.

you can still deduct damages [BEYOND normal wear && tear] from the Security Deposit.

Do not talk to them, make all communications via Certified Mail.

At lease, you will have a vacancy n the good rental season.

Your tenant has no ground to end this lease early , I agree with Row `cease oral communications about this , put it in writting so what you may want to do is wait till either the keys are returned to you or until the rent it self is due , If your tenant is gone on the first one way to find out is go over there with a camera and take pics of the so called empty unit and do not put any utils in your name until you verify with say the elect co that tenant took it out of his name and closed the acct. pics of empty apt and written confirmation from a util showing tenant closed acct would be enough to send tenant letter declaring the unit appears abandoned and telling them they are not excused from the lease. Make detailed notes about damage so you comply with your states deposit laws inc notice to tenant in time your state allows and begin to find a new customer then soon as you get new customer if you still have negative bal with old tenant sue them in small claims. < your right and your options about any money owed for rent to come out of deposit will be spelled out by your states laws , and if your state allows unpaid rent to come out of deposits then id say too bad for the tenant , they should have just given you proper notice that they were not renewing the lease with you, and stayed until its end!

**A: read your contract. Tenat will be in default and you are entitled to damages per the lease and state law.
