I LIVE IN ARKANSAS AND MY PROBLEM IS THIS. I LET A FRIEND OF MINE AND HIS WIFE MOVE INTO A PROPERTY OF MINE ABOUT A YEAR AGO....WITHOUT A LEASE\RENTAL AGREEMENT BUT ONLY A VERBLE AGREEMENT TO PAY $600 A MONTH RENT. THIS LAST MONTH THEY WERE LATE (3 WEEKS) WITH THE RENT, AND THEN ONLY PAID ME $100 AFTER HOUNDING THEM DAY AFTER DAY. THEY TOLD ME THEY PLANNED TO MOVE OUT AT THE END OF THIS MONTH, BUT DIDN'T HAVE TO....THAT THEY HAD 90 DAYS FREE RENT BEFORE I COULD DO ANYTHING LIKE EVICT THEM AND THAT THE POLICE WOULD NOT REMOVE THEM EITHER. I HAVE TO HAVE RENT MONEY TO PAY THE MORTAGAGE, SO I NEED THEM OUT SO I CAN GET SOMEONE ELSE IN ASAP. WHAT CAN I DO TO REMOVE THEM FROM THE HOME, AND DOES THE LAW FAVOR THE TENANT!

NOW you know DUMMY...that you must always have a lease..

AND you must always have some money saved up to evict tenants LEGALLY!

You must start using your brain...and research this.. go to state laws on this site and start reading..

aso to to the court house and see what you need to do to start eviction proceedings....some places like here in NYcity you must give a 30 day written notice before you can start legal proceedings, some states its a 5 day pay the rent or quit the property THEN you can start eviction proceedings..

YOU cannot lock them out, throw them out cut off their utilities..if you do then they can sue your asssss but good!

And the police CANNOT remove tenants,and usually a marshall or sherriff will, UNTILL they have been Legally evicted in a court of law, and you have that in your hands when the police show up.

REMEMBER THIS IS STILL AMERICA... and not some backwoods reckneck third world country......you still have a right to defend yourself in a court of law, just like YOU!

and to your last question:

NO NO NO most of the laws do not favor tenants, instead

They penalize really really stupid landlords.....which you are, for allowing tenants to get away with " free rent" for so long.
