My tenant gave me notice in May that they were moving by the end of June so I rented the house with the new tenant taking possession July 1. Now the old tenant won't leave and said that they can move when they want to. I told them that they would have to pay for each day that they were still in the house in the month of July and they say they will not pay. Meanwhile the new tenants want possession.
What can I do? The old tenants have rented another house and can move in. I am in Ohio.

did the tenant give you 30 day notice in writing?

Is the tenant on a month to month lease?

I*f yes then tell the tenant they are responsible for ALL the new tenants moving costs if they dont vacate by tomorrow......

The new tenants can sue for hotel rooms lost days from work moving expenses...since the tenant has held over THEY will owe you for the WHOLE month of july....

If they knew this they would be out tonight.
