tenants bailed on lease

Tenants lease is up this month but the two on the lease have not been seen/heard for over 2 months. Other "roomates" not on lease paid partial but they too bailed out before the lease was up. The original 2 are the only ones on the lease. The question: After a formal letter to ask them to pay plus late charges, what else can I ask them for? The place was left in shambles, damage done to the property, and deliquent bill (water) which I'm responsible for based on having 2 dwellings on one property.

What about the disgarded furniture? Am I obligated to store it and for how long? What about personal property, clothes, books, electronic equipment?

If it goes to small claims court, what other charges can I sue for? Milage, storage area, my time to clean, filing papers and having them served? Can I collect these too? Anything else I should know? Please help!
