I have a couple who was going to rent from me they paid me the first month and deposit, they never went to the association to get approved and I couldn't let them move in without the approval, after three weeks they told me they didn't have the $750 security deposit that the association requires did they didn't apply

So they lost their first month, I returned their deposit, and even though a realtor attorney told me that by law I can to keep the full month, I want to return an additional $500 to them, I feel bad keeping the full month.

but I want to make up an agreement that the lease is dissolved and that I agree to return the $500, and that's the end of this, but I don't really know how to word this agreement can anyone help?

We cannot assist with the drafting of documents. You should seek out assistance in your area, perhaps at a landlord/tenant legal aid clinic.

Why do you feel the need to even make an agreement? You have no obligation to do so. Return the deposit to them with a letter that explains that they neglected to pay the security deposit.
