Ohio- Tenent said he would move 12-3, didn't pay rent but would not leave for new tenent. 12-19, he was arrested on a warrent. 1-25, I received a call from him demanding to come get his stuff the next day, Saturday, and I was not going to be home. I asked for an address to send a bill for damages and unpaid rent and he refused and hung up. 3-27, I received a letter from a legal aid attorney, 98 days after his arrest and 114 days after the date he said he was moving out, saying he wants his stuff. This is my home and I rent out rooms to get by. This man urinated on the floor before he left and assulted me (no witnesses) and went to jail and left me to clean up the mess. Am I required by law to store things that smell in my house and if so, for how long? I have several witnesses and a lease of my own making. I was under the impression that I only had to store the stuff for 30 days. Also, what is the going rate for storage? Isn't it considered abandonment even if you are in jail, when you don't make arragements for someone to come and get your stuff for you? Or at least once you refuse to give an address to the landlord? I lost my new tenent and have yet to rent the room. My lease says $350 on the 3rd of each month but doesn't say for how long. Until just this week, I was afraid i would go into foreclosure, too, and was even beginning to pack my own things, when I finally got a loan. Please help! I can't find a site with the laws in detail for Ohio. Thank you! Joy

As a landlord, you have an obligation to properly handle the tenants 'abandoned' property in accordance with state law.

What is the state law? How long am I expected to keep abandoned property?
