My landlord verbally told me that she was going to increase my security deposit every month from now on. I told her that I would most likely submit in writing my 60 day termination notice to her but that I first wanted to see what rights I be entitled to.
Now she has sent me a letter terminating my lease in 28 days. Can she do that just because I want to know what my rights are? I have not broken any part of my lease and in fact I always pay early to take advantage of a rent discount. Also can I delay this action for more than 28 days?

You and the landlord are not getting along and getting out makes sense. If you have a month to month lease, the landlord can terminate it with a month's notice (some states require that it be at the beginning of a month) for any reason, or none at all (except an illegal reason such as sex, race, age, etc discrimination). If your lease says something longer, you have more time. If you "hold over" the landlord has to seek an eviction order, and that often takes time to get. But it all depends on your city and state situation and the court processes. Given the hassles and delays likely in court for both you and the landlord, often you can negotiate a date with the landlord for you to vacate "or else". Any local lawyer who knows real estate can help on this and the fee would be modest for just a letter.
