What is the name of your state? Ohio

I cancelled a commercial lease before it was to begin per a clause that stated termination of the contract would be accepted if the building wasn't ready in time. I even had the landlord sign a paper stating that he understood why the lease was being terminated and that he owes me the deposit and first month's rent.

I feel he should be able to return my money immediately since I had never used the building (and technically no one else is even able to use it) and his demeanor is growing more questionable each time I speak to him. Legally, though, how long does he have to give me back my money?What is the name of your state?
