What is the name of your state (MA)

My family is looking to terminate a Month to Month Rental Agreement with a tenant that has been living in my grandfather’s house since we started the probate process.

Now that this is through we have decided to start prepping the property for sale and need to work on it so we need them out.

In the signed rental agreement it says to terminate both parties must give 30 days notice, we plan on giving at least 60 days.

Does this letter need to be served by a processes server like and eviction notice? or would being sent certified mail be good enough.

Document to whom the letter was given to, date, and time.
file it along with the copy of the notice to vacate. Be ready to produce it in court.

As a Massachusetts resident and long time renter I would advise to deliver by hand AND by CRRR.
