What is the name of your state? Illinois

I have an out of state relative that has a house in the same town I live in. I live in Illinois and he told me I could have the home because he was moving to Mexico. He said that he would not mess with any legal stuff because the house is in a rundown drug area, not worth much and he was out of here. I checked the records and this year’s taxes are due and the house is clear and in his name. I paid the taxes, cleaned it up, paid the water bill and rented it out. Can someone tell me how I can get the deed in my name so that if I want to sell it later I can? :)

You have no legal rights to the property. The owners VERBAL promise to transfer or sell is not valid as state law requires ALL contracts for real property to be in writing.
The only way you could get a legal right without a valid title transfer is adverse possession and/or a court order.

BTW, what does ANY of this have to do with small claims court??
