Thinking about renting out my house

What is the name of your state? Massachusetts

We are moving shortly and thinking about renting this house out rather than selling it. I could use a little advice though.

Massachusetts law states:
The owner shall provide appropriate bulbs in all required light fixtures located in common areas. [410.253(B)]

Are there any common areas in a house rental? Do I have to drive by and check outside lights?

Can I write into a lease that I want snow removed from porches and the lawn maintained? Law says I have to keep the doors unobstructed, does that mean I have to shovel the stairs, or just make sure to doors can open?

And my big question:
I want to remove the above ground pool if we rent, my husband would like to leave it there. Are there liability issues, and if we keep it, can we write maintence into the lease?
