So my lease runs out on July 1st. We got new owners less than a year ago. On may 4th the landlord told us our rent would go up 125$ which is there option, that's not my problem.
My problem is this, they say I have to give a 60 day notice of leaving. So they waited till I couldn't give this notice and are now telling me I have to make a decision in 2 days or I am breaking lease and will be leaving. They are not even giving me time to look for a new place and didn't even tell me till after the 60 days would be in place. This can't be legal?

The new owner has it as 60 day notice. My lease from old owner is 30 day notice. And they didn't tell me of price increase till I had 57 days left on my lease

You only need to give a 30 day notice then. You are bound only by the terms of your lease.

I suggest you provide a copy of your lease to the new owner with the appropriate portion of your lease on notice requirement highlighted.

What does your lease say about the issue? They can't boot you out before your lease expires, but they can choose not to renew. They also cannot give you less notice than the lease requires for non-renewal and they cannot require you to give more notice than the lease requires. So dig out your lease and read it.

You should probably start reading the whole thread before posting, I mean there is only 8 posts. The lease agreement was already asked about and answered by OP.

So...I think this is what you're saying:

The term of your current lease expires on 7/1/20 (or, more likely, on 6/30/20). Under your current lease, you pay $X per month in rent. Your lease requires you to give a 60 day notice that you are moving out, but it's not really clear what this means. If you had, e.g., a one year lease, then you couldn't have given 60 days' notice on 12/15/19 to move out effective on 2/13/20. Rather, you'd be obligated through 6/30/20. Or are you saying that you had the option of terminating the lease early by giving 60 days' notice? It might be helpful if you quoted the provisions in the lease about lease term and 60-day notice.

In any event, it appears you're under lease at $X per month through the end of June. You can't be made to pay more than $X until the lease term expires. What's stopping you now (on May 7) from giving a notice that you'll be moving out on July 6 (60 days from today)? Maybe you pay the increased rent for the 6 days in July that you occupy the place, but that' can't be that big of a deal.

The bit about needing to make a decision in two days or "breaking lease" makes no sense.
