What is the name of your state (California)? My husband and I have been working on a loan modification for 6 months. The bank finally came back and denied it and also wanted to raise the monthly payment. Since we couldn't afford it we said we would put the house up for a short sale. The lender agreed and the house is no on the market. We received a notice for a trustee sale set for June 24. We tried to do a deed in lieu to the lender but they wouldn't allow this since the house was not listed for 60 days. We had every intention of saving the house but in the end we can not. We are fine with having to leave but can't get a clear answer as to how long after the sale we have to move out. I am 6 months pregnant and can't lift anything heavy. Can anyone give an idea as to how long we have to move everything out?

No, unfortunately, we can't. It's pretty much at the discretion of the new owner (which most likely will be the bank that holds the mortgage). They may let you stay, they may want you out in short order, they may offer you incentive for leaving in a tidy and timely fashion, etc...
