Title of contract reads 6.5 acers more or less. When researched at courthouse, 2.2 acers are recorded and plotted. Is there a limit to the reading more or less on a contract? Does this constitute fraud?

My gut reaction is that 6.5 acres more or less means 6-7 or 6.25-6.75. 2.2 acres is WAY too small. However, it's only fraudulent if seller knew s/he only had 2.2 acres and purported to sell you 6.5 +/-.

See a real estate attorney about suing the seller to have the purchase price reduced by the court. How much it's reduced will depend on how much of the price was due to the land and how much to the improvements on the land.
