if it's true that the manager told Melissa that as long as they paid something right away, they could stay - what else she could have (or rather should have) done to protect her property?

Its not relevant that the manager may have told her to pay something and it will be OK. That can be justified on the grounds of her wanting to get paid whatever she can from the debt.

What Melissa should have done when she got a notice that she is about to be evicted, is to leave and remove her belongings. That's the purpose of the notice.
