What is the name of your state (only U.S. law)? MO
I have a tenant that I have had to install two new inserts in a toilet within 4 months. This stool is about 1 1/2 years old. Now he is complaining again. Husband looked at it and he said that the bulb looked like it was twisted. My husband didn't replace it, I told tenant about it being twisted and of course tenant denied it. As of now am I still liable to install a new one or would you consider this to be damages on his part? Thanks for replies.

A 1 1/2 yr. old toilet with a bulb ?

I assume you are talking about the parts in the tank .

Please find updated parts and replace with one. $12 to 15 bucks and easy to install .

Newer toilets are not like the old .They hold less water . Tell your tenants that.

Yes, referring to parts inside the tank. I know it is easy and not expensive, but question was, if tenant is tampering with the part, (the ball, bulb, whatever it is called), and after replacing twice in 4 months, should the LL replace it again? By tampering, I mean that it was noticeable that the bulb, ball, whatever it is called, was twisted. The reason he complains is that it keeps running, not that it holds less water.

Toilets are the very first thing tenants will alter if they think there is something wrong, If your using toilet tank controls that have a float look for one that doesnt have a float ball and when you replace it send letter to tenant stating that it has been replaced again and should you find that it is altered in the future tenant will have to pay for the repair and save the old control as part of your proof of tenant damage.

These are the NEW cylinder type I'm referring to .No bulb , just an adjustment for water height .
