I own a trailer court. I have about 70 lots. The owners rent the lot, but each own their own trailer. I recently bought the court 5 months ago. All but 2 of the tenants were here when I bought the place. They did not have a lease with the former owner.

I am having a problem with one of my tenants. Each lot has 2 parking spaces. In both of their spots they have a car and a van that are not inspected or registered. I consider them to be eyesores and would like to have them removed. They look like junkers to me. I do not want the lot to turn into a junkyard. The tenant removed the van today after I spoke with him about it 2 weeks ago. However, I would like to make them remove the other car too. They insist that they're saving up the money to get some repair work done on the car and that it will be legally registered, etc within a couple of months. They also have another car, legallly registered/inspected, but they park that one in the neighbors parking space, with permission from the neighbor I assume. How can I legally get them to remove the car? Am I allowed to do this, given that they do rent the lot? Does a request have to be in writing? They removed the van after I called them and threatened to have it towed. I was bluffing here, as I'm not sure if I am legally allowed to do this. Any information would be most helpful.

Contact your city or county govt center to learn if they have local ordinances defining junk vehicles and If they do then ask them if they can send you a copy of the ordinance and ask if they also ticket cars that meet the criteria of junk . Thats where I would start .

Have all the tenants sign leases or its the highway. Its your investment PROTECT IT. A well run park and pleasing to the eyes will increase its value.

I didn't think that I could have the tenants sign new leases since they'd been here already when I bought the property? What do I do if they refuse? Some of these people have been living here for over 10 years. The previous landlord was very lenient, and didn't mandate that they maintain their trailers. I will call the township tomorrow to see what their policy on junk vehicles is. If the township won't take care of the problem could I legally have their car towed? I must admit that they have never signed anything, I have no rules posted yet, and there aren't any signs on parking policies..etc. (Yet!)

Tell them you are the new owner and they need to sign another lease same monetary terms with the new owner.
